Recent Projects

Some of our recent projects include:

Planning Approval in Clacton-On- Sea, Essex

We have successfully obtained planning permission for the ‘retention of an annex’, where the Council Planning Department recommended ‘that you use a competent planning consultant to your prepare your planning application’.

This was a complex application and ordinarily this application would have been refused outright. Yet due to the medical condition’s of 2 of the 3 occupants in the main dwelling and the disabilities of the 2 occupants in the annex, we successfully argued and won for the retention of the annex as it will improve the lives of the inhabitants.

The clients were elated and this outcome has removed of their fear of opening letters from the council threatening enforcement action.

Jasmine Place, Great Bentley - This project comprised of obtaining planning permission, Listed Building Consent and building regulations for this Grade 2 listed property. This resulted in a garden room extension to the main property with the conversion of a “timber framed shed” into 2 floors of accommodation, with views across Great Bentley green.

Seasons, Dedham - This project required complete over roofing of a bungalow to form first floor accommodation in the Dedham Vale Area of Outstanding Natural Beauty where we successfully overcame the obstacles set out by this Society and won planning permission for our clients. This was followed by detailing the building regulations and structural calculations.

The Truman Building, Colchester - Survey and architectural drawings for a redecoration project. These were produced for a tender document to aid the pricing process.

Timbers, Great Bentley - A roof conversion to expand the living area, from the original concept following on with design and planning permission/building regulations and project management.

Rear single story extension, Colchester - the remit was to design an extension with a glazed front and with a budget in mind. This needed to be designed with u-values in mind to satisfy the building control department.

Killearnan, Aingers Green - Attached double garage with master bedroom above, the client required the new building to blend in with the old, with this in mind we designed an extension that looked like it had been part of the original construction.

Day Care Centre, Frinton - We were asked to design a day care centre for a plot of land within the existing grounds. This included design, planning, building regulations and the production of a tender document.

Commercial, Holland-on-Sea - The remit was to design a small retail unit that would be in keeping with a row of existing shops. This included the design, planning and building regulations including the new government sbem calculations.

Timber Frame, Bishop’s Stortford - An over garage timber frame built to accommodate a new bedroom and en-suite. This included design, planning, building regulations and project management.

Renovation, Point Clear - We took over this project after the client had become dissatisfied with their original architect. We reproduced the working drawings with the client’s budget in mind and prepared them for the renovation works to be both priced and carried out.

Bungalow Conversion, Tendring - The client was very happy with the location of their property but required more space. From the outset we realised this would only be achieved by converting the bungalow into a house. Our design was then submitted for a planning application and approval.

Commercial, Colchester - The Design consisted of 4 two storey flats over a renovated supermarket. Following the local council's guide lines and regulations and complying with the clients requirements this project included an expanded retail and storage area, a series of two bed roomed flats and a glass atrium over a portion of the retail area.

"Having a good experience of how projects are constructed is invaluable at the design stage"
